The historic MAGAZINHÖFE building complex in the heart of Berlin underwent an extensive revitalisation project. Originally built in 1911, the ensemble has a long history as a commercial property, with its historic façade and characteristic inner courtyards still defining its appearance today. As part of the redevelopment, the complex was transformed into a modern office and gastronomy destination offering approximately 14,000 m² of gross floor area. Four landscaped courtyards were redesigned, while contemporary workspaces and usage concepts were created behind the preserved historic building envelope.
As part of the refurbishment, the existing floor structures were replaced with new timber-concrete composite slabs. Combining timber and concrete enabled a high-performance and resource-efficient structural solution. Slim DELTABEAM® Composite Beams from Peikko were used for the new structural frame, allowing seamless integration into the existing building fabric while creating the conditions for flexible floor plans and modern office spaces.
A key advantage resulted from the comparatively low installation weight of the DELTABEAM® Composite Beams. As crane installation was not possible within the existing parts of the building, the beams had to be transported and installed under restricted logistical conditions. Using forklifts, the beams could be moved to their final location and positioned efficiently. This made it possible to implement the structural solution successfully despite the unique challenges associated with refurbishing a historic building.
The project combines the preservation of historic building fabric with a future-oriented use. The revitalisation was carried out in line with high sustainability standards and was designed to achieve LEED Gold certification. With DELTABEAM®, Peikko contributed to the delivery of a structural solution that could be flexibly adapted to the spatial and logistical constraints of a listed existing building.
